This is often the first image used in marketing and therefore it's important to make a good first impression. It's good to remove distractions, allowing the buyer to be able to see what’s on offer.
Bins should be removed or put away, cars should be taken off the driveway and sweep away any leaves, trim hedges and mow the grass.
Everything should be put away, allow the space to be as simple and open as possible .
If you haven't got enough cupboard space you can put items in a storage box or shopping bag which can be moved out of shot whilst the photos are being taken.
Moving furniture around may help to make a room look more spacious.
Replace any lightbulbs that aren't working.
Natural light is always good, so open all curtains and blinds.
Fresh flowers and plants help to breathe life into a property.
Clear all work tops.
Make sure there are no tea towels.
Move bins out of sight.
Hide all fridge magnets.
Clear the sink (no dirty dishes!).
If you have pets, hide their food bowls and beds.
A fresh fruit bowl can add a flash of colour.
Arrange cushions to look smart and tidy.
Clear dining room tables.
Any children’s toys or piles of magazines, DVDs etc should be out of sight.
Thin out the ornaments from fireplaces and window sills.
You don’t need to completely de-personalise but just enough to give the buyer the chance to imagine their belongings in that room.
Remove clutter on window sills and shelves, clear the surfaces but you can leave a few nice bottle or containers to help dress the room.
Keep the toilet lid down.
Remove toilet paper from its holder.
Remove bottles of bleach or cleaner.
Towels neatly arranged and folded, and chosen to compliment the room.
Make the bed and choose bed clothes that compliment the room.
Anything stored under the bed should be completely out of sight.
All drawers and wardrobe doors should be shut.
Remove boxes and clutter from on top of wardrobes.
Remove dressing gowns or coats from door hooks.
